Commercial Reconstruction After Mitigation
Mitigation records, current site conditions, and an approved reconstruction scope should be aligned before rebuild work proceeds. TRC manages the approved rebuild under one accountable team.
Completion of one scope does not define the next one.
Water removal, debris handling, or temporary stabilization may end before ownership has approved what will be rebuilt. Available mitigation records, current conditions, and unresolved third-party requirements should be identified before the reconstruction scope is authorized.
We assess and document structural damage. TRC manages the approved rebuild under one accountable team. TRC does not decide whether another party's work is complete, whether the property is safe or occupiable, or what an insurance carrier covers.
Build the proposed scope from the available records and current conditions.
The handoff is project-specific. It should identify prior work, remaining decisions, and the parties responsible for required approvals.
Gather available records.
Provide mitigation reports, photographs, prior scopes, and contact information for the parties already involved. TRC does not certify another provider's work from those records.
Document reconstruction conditions.
We assess and document structural damage and identify the conditions relevant to the proposed rebuild scope.
Submit the proposed scope for review.
TRC documents the proposed reconstruction work for ownership and carrier review. Ownership and the carrier make their respective authorization and coverage decisions.
Manage the approved rebuild.
One accountable team from mitigation to rebuild. Licensed electricians and plumbers are brought in whenever the work requires it.
Have these project records available.
Missing information may need to be resolved before an affected portion of the reconstruction scope is authorized.
Prior work records.
Collect available mitigation reports, scopes, photographs, and invoices without describing them as clearance or proof of safety.
Decision-makers.
Identify the owner representative, carrier contact, and any project professional or authority with an assigned review.
Current restrictions.
Report known access, utility, stabilization, or occupancy restrictions. TRC does not remove a restriction imposed by another responsible party.
Questions before the rebuild scope is authorized.
Provide the available records and current project contacts. TRC can discuss a proposed reconstruction scope; project acceptance and any need for additional assessment are decided case by case.
Readiness depends on the project and the parties with authority over mitigation completion, design, utilities, inspections, and site access. TRC does not provide a general safety, clearance, or occupancy determination.
Do not assume a coverage result. We document losses and coordinate with insurance carriers; the carrier applies the policy and decides what it accepts.
No. Duration depends on the approved scope, site conditions, materials, trades, and third-party decisions. Any schedule is a planning document, not an occupancy or reopening promise.
